How Our Program Helps You Move Forward

We don't hand over a house. We build one together — and we structure the financing so that owning it is genuinely within reach. Qualified families partner with us through a process that includes homebuyer education, sweat equity hours on the construction site, and a mortgage built around affordability from the ground up.

 

Here is what that means in practice:

 

  • 0% interest mortgage. We charge no interest — ever. Every dollar of your monthly payment reduces what you owe, not what a lender earns.
  • Homes sold at cost. We take no profit. The price reflects what it cost to build, not what the market will bear.
  • Payments capped at 30% of gross monthly income. Your combined housing costs — principal, taxes, and insurance — are structured so they do not exceed 30% of what your household earns each month. That leaves room for groceries, utilities, childcare, and everything else a family needs.
  • A neighborhood built to last. Our England Trail subdivision on Seminole Drive in Danville is an active example of what this looks like: 17 homes with green space and walking trails, built one partnership at a time.

 

This model matters because traditional financing is often out of reach for low- and moderate-income families — not because of a lack of effort or responsibility, but because of how interest compounds and how lenders price risk. Our program removes those barriers without removing the accountability that makes homeownership meaningful.

Who Can Apply for the Habitat Home Program in Southside Virginia

To be considered for our homeownership program, applicants must live or work in the City of Danville or Pittsylvania County. Beyond geography, we look at three things:

 

  • Need: You are living in housing that is unsafe, overcrowded, unaffordable, or otherwise inadequate.
  • Ability to pay: You have a steady income that can support a modest monthly mortgage payment — even if homeownership has felt out of reach until now.
  • Willingness to partner: You are ready to complete homebuyer education and contribute sweat equity hours alongside Habitat volunteers and staff.

 

This is not a grant or a giveaway. It is a partnership — and that distinction is what makes it sustainable for everyone involved.

What Makes This Different from a Conventional Mortgage

A conventional mortgage charges interest — sometimes for 30 years. Ours does not. As a City of Danville-recognized Community Housing Development Organization (CHDO) receiving HOME funds, we are able to offer a 0% interest mortgage that keeps monthly payments genuinely affordable for low-to-moderate-income families.

 

That means more of your payment reduces what you owe, and none of it goes to profit. No bank is taking a margin on your family's future.

 

We also structure the total monthly housing cost — principal, taxes, and insurance combined — so that it does not exceed 30% of your gross monthly income. That threshold is not arbitrary. It is the standard that separates housing that is affordable from housing that strains a budget past the breaking point. When your housing costs stay within that range, you have room left for groceries, utilities, childcare, and the unexpected expenses that come with any life.

 

Homes are sold at cost, not at market value with a profit built in. We take nothing extra. The price reflects what it actually cost to build — and the financing is designed around what a working family can realistically sustain, not what a lender can earn. For families who have been told homeownership is out of reach, this model exists to change that answer.

England Trail is not a concept or a campaign slogan. It is a 17-home affordable housing subdivision currently under development on Seminole Drive in Danville — with green space, walking trails, and families who will own their homes through this program.

Application Process

Once you have been sent an application, you’ll submit required information for review.

Selection

Applications are reviewed by our Partner Family Selection Committee. After review, a home visit will be scheduled. The Selection Committee will then make their recommendation to our Board of Directors. The Board will make final determination on acceptance.

Partnership & Build

Once accepted, you will become a "Partner Family". You will work with staff, volunteers, and the community to build homes. You will complete requirements such as sweat equity hours, financial and homeownership classes.

Purchase & Move-In

You purchase your home with an affordable mortgage and begin your next chapter.

  • Do I have to be a first-time homebuyer to apply?

    Not necessarily. While many of our applicants are first-time buyers, the program focuses on your current housing need, income, and willingness to partner — not solely on whether you have owned before. Contact us if you are unsure whether your situation qualifies.
  • Is this program available outside of Danville city limits?

    Yes. The program serves residents and workers across the City of Danville and all of Pittsylvania County, including Chatham and Gretna. If you live or work anywhere in this region, you may be eligible.

  • How long does the process take from application to moving in?

    The timeline varies based on available homes, sweat equity completion, and program capacity. Because we build homes in stages and operate a waitlist, we encourage interested families to join the waitlist now rather than waiting for a specific home to become available.
  • Does Habitat for Humanity in Danville do free home repairs?

    No — and this is one of the most common misconceptions we want to address directly. Our homeownership program builds new homes for qualifying families. We do offer a separate Aging in Place for homeowners aged 65 and older, which provides safety and accessibility modifications. We do not offer general home repairs such as roof replacement or plumbing work

  • What is a 0% interest mortgage and how does it help me?

     A 0% interest mortgage means every dollar of your monthly payment reduces your loan balance — nothing goes toward interest charges. For families on modest incomes, this makes a meaningful difference in what you can afford each month and how quickly you build equity in your home.
