Most families who ask us about the homeownership program tell us the same thing: they weren't sure they'd qualify, so they waited. We'd rather you know now. The criteria are straightforward, and if you meet them, the next step is simply joining the waitlist. This page walks you through everything we consider — income, need, willingness to partner, and the exceptions that apply to people who've owned a home before.

The Four Things We Evaluate in Every Application

Need for Adequate Housing

Your current housing situation is one of the first things we look at. You may qualify based on need if you are currently paying more than 30% of your monthly income on housing, living in a home that is overcrowded, structurally unsafe, or in poor condition, renting without a realistic path to ownership, or in a living situation that is unstable or temporary. You do not need to be experiencing homelessness. Many of the families we serve are working, paying rent, and simply unable to get ahead.

Income Within Program Guidelines

Our program is designed for low-to-moderate-income working families — that's the point. We are not looking for families with the highest incomes or the strongest credit profiles. We are looking for families who have a steady, verifiable income but cannot access a conventional mortgage. Income limits are based on household size and area median income (AMI) guidelines for the Danville and Pittsylvania County area. Generally, qualifying households fall between 30% and 80% of AMI. If your income feels modest, that is not a reason to hesitate — it is exactly who this program was built for.

Willingness to Partner — Sweat Equity

Habitat homeownership is a partnership, not a giveaway. Every approved family contributes sweat equity hours — time spent helping build their own home or the homes of other Habitat families. This requirement is not a barrier; it is one of the things that makes the program work. You will learn construction skills, connect with your neighbors, and take real ownership of the process before you ever hold a key. The number of required hours varies by household, and accommodations are available for families with physical limitations.

Ability to Repay a 0% Interest Mortgage

We offer a 0% interest mortgage with no profit taken — meaning every payment you make goes directly toward your home's principal. To qualify, you need to demonstrate that your household can manage this monthly payment alongside your other financial obligations. We look at income stability and basic financial history, but we are not looking for perfect credit. If you have had financial difficulties in the past, that does not automatically disqualify you. What we are looking for is a reasonable, realistic picture of your ability to sustain homeownership going forward.

Application Process

Once you have been sent an application, you’ll submit required information for review.

Selection

Applications are reviewed by our Partner Family Selection Committee. After review, a home visit will be scheduled. The Selection Committee will then make their recommendation to our Board of Directors. The Board will make final determination on acceptance.

Partnership & Build

Once accepted, you will become a "Partner Family". You will work with staff, volunteers, and the community to build homes. You will complete requirements such as sweat equity hours, financial and homeownership classes.

Purchase & Move-In

You purchase your home with an affordable mortgage and begin your next chapter.


A Past Home Doesn't Close the Door

You may have heard that Habitat only works with first-time homebuyers. That is mostly true — but there are important exceptions you should know about. We may still work with you if you previously owned a home but lost it due to divorce or separation, you are a displaced homemaker who owned a home with a former spouse, or your previous home was lost to circumstances outside your control. If you are unsure whether your situation qualifies as an exception, the right move is to reach out and ask. We would rather talk through your circumstances than have you assume the answer is no.

Who Is Eligible to Apply?

To be considered for the Danville-Pittsylvania County Habitat for Humanity homeownership program, applicants must live or work within the City of Danville or Pittsylvania County, Virginia. This includes communities across the region such as Chatham and Gretna. U.S. citizenship or permanent legal residency is required. Applicants must be at least 18 years of age and must not currently own a home (with the exceptions noted above). If you live or work anywhere in our service area and meet the income and need criteria, we encourage you to apply.

  • Do I have to be a first-time homebuyer to qualify for a Habitat home in Danville?

    In most cases, yes — but there are exceptions. If you previously owned a home and lost it through divorce, or if you are a displaced homemaker who co-owned a home with a former spouse, you may still be eligible. Contact us to discuss your specific situation before assuming you don't qualify.

  • Does Habitat for Humanity do free home repairs in Danville?

    No. Our homeownership program builds new homes and provides 0% interest mortgages — it does not include free roof replacements, plumbing repairs, or general structural repairs. We do offer an Aging in Place program for homeowners 65 and older that covers specific safety and accessibility modifications. A Critical Home Repair program is under development and not yet available.
  • How long does it take to find out if I qualify for a Habitat home?

    After you submit a waitlist application, our team will review your information and follow up to discuss next steps. The full application and review process takes time, but the first step — submitting your information — takes only a few minutes. You do not need to have everything figured out before you reach out.
